DEPOSIT & PAYMENTS

FOR LODGING - at the time of booking we charge a standard deposit in the amount of $100 per night booked in a standard room and $200 for each night booked in a suite. Your balance will be charged upon departure. However, for bookings of more than 3 days we may make an interim charge to the card on file.

For reservations made on the same day as the intended day of arrival, we may charge the full amount of the reservation at the time of booking. Similarly, for reservations made between 2 to 7 days in advance of the intended stay, we reserve the right to charge the first nights lodging in full (including all taxes) plus the standard deposit for each additional night.

FOR SPA SERVICES - we charge an additional $100 deposit for any spa service.

CANCELLATION

We apply a specific cancellation policy for 3rd party contract services such as massage - see below.

Our cancellation policy also applies to last minute changes. Attempting to change a reservation to a future date at the last minute has the same impact as a cancellation. We exercise judgment and take no pleasure in applying any of these policies - but with just eight rooms last minute cancellations have a significant impact on our business.

For our mutual protection (to avoid any error) all cancellations must be received by email or in writing. All cancellations are confirmed by email. If you do not receive a confirmation within 12 hours please contact us immediately.

CANCELLATION CHARGES

For cancellations received 15 days or more prior to the date of arrival we charge a $25 administrative fee and the balance of the deposit will be refunded. Once we have processed a refund (typically the day of the cancellation) we have no control over the time taken to be posted back to your account.

Cancellations received between 15 and 8 full days prior to the date of your arrival (10 full days prior for Holiday bookings) will result in forfeiture of the total deposit.

Cancellations received within 8 full days of the anticipated date of arrival (10 full days prior for Holiday bookings) will be charged in full, minus taxes, for up to 3 (three) nights of the original length of stay. In addition, we reserve the right to retain the deposit for each night reserved beyond 3 nights. We will, however, make every effort to re-book the room for the period in question, frequently offering a last minute discount incentive, and, if successful, we will credit your account for each day rebooked in the amount of the monies actually received for the new booking minus the original deposit and any additional out of pocket payments incurred.

CANCELLATION WHEN USING GIFT CERTIFICATES

The above policies also apply to reservations made using any Gift Certificate. Unused Gift Certificates for reservations canceled within 15 days of the anticipated arrival date will be voided. Any complimentary or donated Gift Certificate will be voided for all cancellations made or changed within 15 days of the intended arrival date.

CANCELLATION OF SPA SERVICES

Our massage therapists are independent contractors. There is no charge for cancellations received up to 72 hours prior. Cancellations made within 36 hours will be billed at the full charge. We reserve the right to retain the $100 massage deposit for cancellations received between 36 hours and 72 hours prior to the day of service.

CHECK-IN / CHECK-OUT

Check-in is between 3:00pm and 6:00pm. By prior request and by exception, we are occasionally able to accommodate a check-in as early as 1:00pm. Check-out is 11:00am. Again, and only by prior request, we are sometimes able to offer a check-out as late as 12:30pm. However, our flexibility is dictated by other guest bookings and staffing. We need ample time to prepare our suites for arriving guests.

We reserve the right to assess a charge of up to $150.00 to cover additional staff expense for any late check-out that was not agreed in advance. Should the room not be vacated by 2:00pm on the intended day of departure we reserve the right to charge an additional night’s accommodation including taxes.

BREAKFAST

Our rates include a multi-course gourmet breakfast for two, cooked-to-order by our resident chef and offering several entrée choices that change daily.

Breakfast hours are from 8:00am to 10:00am although we can by exception serve early breakfast upon prior request. Breakfast is routinely served in our rustic breakfast room, where in the colder months we light a log fire in the walk-in fireplace, or in the conservatory. In the warmer months, weather permitting, you may prefer to enjoy breakfast al fresco on your own private deck or on our veranda overlooking the beautiful pool and grounds. And of course, you are always welcome to order breakfast in bed in the privacy of your suite.

SMOKING

The Inn at Bowman's Hill is a non-smoking facility and smoking anywhere inside the property is forbidden. We will offer an outside smoking area or areas upon request. Smoking leaves residual odor damage requiring full cleaning of all drapes and soft furnishings and we reserve the right to levy charges of up to $1,000 to cover deep cleaning costs in the event of unauthorized smoking. This policy is to protect the comfort, health and safety of all guests.

CHILDREN

The Inn at Bowman’s hill is a romantic retreat. We are unable to host children under the age of 16. In fact, many of our guests are coming to the Inn to escape their own!

PETS

We are unable to accommodate pets. Should your cats or dog insist on traveling with you, we will be pleased to seek appropriate accommodation at a nearby kennel.

SERVICE ANIMALS

Bona-fide service dogs providing services for the disabled as defined by the Department of Justice are of course welcome. We would of course appreciate prior notice. We may ask if the dog is required because of a disability, and enquire what work or task has the dog been trained to perform. The animal must be house trained and guest is responsible for keeping the animal under full control at all times. Further, as for any extraordinary wear and tear (see below) the guest will be assessed incremental cleaning and / or replacement charge in the event of damage or soiling.

NOISE

The Inn is a romantic retreat located in a quiet residential neighborhood for the enjoyment of responsible adults. We are governed by the Upper Makefield Township Noise Ordinance and simply ask that you respect the environment and fellow guests.

EXTRAORDINARY WEAR AND TEAR

In the event of damage to rooms or property, or in cases of extraordinary wear and tear or soiling, we reserve the right to assess incremental cleaning and / or replacement charges. Charges will be assessed at our cost and at our discretion. This is to ensure that we preserve the integrity of the property.

NO SHOW

If you fail to check-in by 9.00 pm on the day of your reservation and have not earlier contacted us (email or voice mail) the booking will be deemed a no-show. The room will be offered for immediate re-booking at that time. In the event of a no-show, the outstanding balance for the whole length of stay as booked will be immediately charged in full to the credit card on file. We will then seek to re-book the room for any additional nights (beyond the first night) of the original reservation, if necessary offering last minute discounts. If successful, we will credit the card of record for any gross room receipts after discounts for the additional nights that exceed the retained deposit minus any last minute promotional expense that may be incurred.

NO SHOW FOR COMPLIMENTARY BOOKINGS

The complimentary offer will be deemed null and void and the reservation will be charged at the full rate for the nights that were booked as though it were a no-show for a regular paid reservation.
